Getting a Proposal

One of the most important things we do for our clients is to help them determine the right scope of work for their budget: the optimum mix that gives you the most value for your dollar and meets your expectations. It takes time to educate and help our clients navigate the path of getting what they dream of, at a price they feel comfortable with.

With most contractors, you tell them what you want and they put together a proposal with “standard allowances”. It all looks good until you go to pick out the flooring and the one you like isn’t in the “standard allowance”. Then you’re hit with a $1,000 “change order” charge. Often, these “change orders” seem endless and continue to up add up so that the $40,000 addition is now $60,000.

Our customer-focused process takes most of the “change orders” out of the construction process. You get to make your selections before we put together the final proposal, and we get to put together a more accurate estimate before we start work. Here's how it works.

Step 1 – Call us and let's discuss your project
Do you want more space for the kids? A larger family room, better traffic flow within your kitchen, or a new master bathroom? What are your concerns and your schedule? We'll let you know if your project is a good match for our skills and time frame.

Step 2 – Set up an appointment at your home
We’ll set up a convenient time to visit your house and get more details about your project. We run some ideas by you. We make suggestions for saving time and/or money. We take measurements, snap some photos, and often have you select some initial products that will work for your project. Then based on our experience we will give you an “Opinion of Probable Cost”.

Step 3 – Design Development
Based on the “Opinion of Probable Cost” you sign a professional design agreement with a retainer fee that usually includes 3 meetings with the architect, 3 meetings with the interior designer, and multiple trips to showrooms to assist you in product selection.

At the end of the Design Development process we will invite you to our offices, and we will present you with final architectural drawings, final interior design decisions, an accurate proposal (construction contract), a schedule including tentative start and completion dates, a project flow chart, and final price. We will review every detail with you. If you decide to move forward, we will apply the Design Development fee towards your construction contract. If you decide not to move forward, then all of the deliverables are yours.

The above process usually takes 4-8 weeks, depending on the size of your project. However, it's the best way to be sure you're getting the best value for your money. If you don't have the time or intention to work through our process, then chances are we aren't the right contractor for you. To us, it’s the right way to treat our customers.
