Horsham Home with First Floor Flow
Our clients in Horsham had recently relocated locally and needed to update their first floor. What their new home offered in location, it lacked in terms of a functional layout. They wanted to improve its flow and approached Harth Builders for help.
The Harth Builders design and production teams got to work re-imagining and building a first floor to fulfill their wishes. One of the keys to this renovation was recapturing underutilized space from the adjacent family room to expand the overall kitchen footprint. Removing a partial wall between the rooms gave us the space necessary to build a large island with an overhang for seating. The island is topped with Avalanche quartzite featuring tones of warm white and swirls of gray. This entertaining-friendly feature provided the ideal area for family and guests to congregate away from the meal prep area. The doorway to the adjacent laundry was shifted up which allowed us to relocate the range and flank it with cabinets to either side for additional storage. It also enabled us to conveniently place the sink in the island directly opposite the cooktop. We made the pathways around this meal prep zone, and the refrigerator, wide enough to ensure that traffic jams became a distant memory!
By expanding into an unused area of the garage, we gained the necessary square footage to construct a combined laundry and mudroom. Not only did this create the drop zone our clients needed, it also provided additional
storage, and a feeding area for their furry family member.
In terms of their finishes, the homeowners selected a warm neutral palette with colorful pops of blue and orange. A wonderful illustration of how we work with our clients to incorporate their design aesthetic can be seen in the powder room. The 2 x 10” porcelain tile we used was dry laid flat on the floor first and the pieces were hand selected for placement on the wall. The copper bowl sink adds flair to the space and complements the tile beautifully. One of our clients’ favorite features is the dining nook with its cozy banquette seating and colorful accent wall. “It reminds us of a sunset” they shared.
Our mission is to help our clients make their homes their favorite place. When interviewed for this article, our clients shared that when they walk into their kitchen, they often find themselves thinking that “it’s really cool that we live here.” Mission accomplished.
