Doylestown First Floor

Our Doylestown clients, an active family of four, were seeking a new layout and fresh aesthetic for a portion of their first floor. Their large, dark kitchen was outdated and its central location in the home offered no direct access to their spacious outdoor area with a pool where they enjoyed entertaining. Adjacent to the kitchen, their oversized, sunken family room was underutilized and closed off from the rest of the first floor. They lacked adequate storage in their cramped laundry/mudroom and pantry. Multiple flooring materials were installed throughout the home increasing its unintegrated feel. Last, the home’s old, faded entry doors were in dire need of replacement.   

Harth’s team listened carefully and fully transformed the lacking rooms into a beautiful, effective new floor plan that flows smoothly between kitchen, family, eating nook, and beyond to the exterior entertaining space. This was accomplished by removing a wall between the existing rooms, raising the sunken floor, and relocating the family room to the center of the house so an open concept kitchen with extensive island and cabinetry could be located on the exterior wall. A new atrium door with operable swinging panels on each side increases access to the exterior and the bright daylight that now floods across all spaces. New hardwood flooring, stained to match the existing hardwood in the adjacent rooms, was introduced throughout, giving a seamless monolithic feel to the entire first floor.
In the family room, a new wet bar, centrally located and featuring striking, dark cabinetry, under-counter beverage refrigerator, and glass wall cabinet doors with accent light were added along with an eye-catching fireplace/TV wall feature with floating wood mantel, symmetrical built-ins on each side, and cork accent wallcovering. Incorporated into the kitchen layout is a generous new butler’s pantry, creatively concealed behind a pivoting cabinetry paneled door with an electric hold-open. The butler’s pantry door blends seamlessly into the cabinetry as it was made to look like the tall cabinet on the opposite side of the kitchen. Modern, contemporary features of the new kitchen include an oversized hood with satin brass banding and stylish wall sconces flanking each side, light stained oak and warm creamy white cabinetry, and quartz countertops with full height quartz backsplashes. The family now has a functional mudroom with landing zone, locker style cubbies, laundry sink, and better access to their existing laundry chute. Curbside appeal increased exponentially with the introduction of their new double door entry with three-quarter glass sidelites that mirror the mullion design of the home’s windows. A gorgeous renovation that exceptionally pairs function and aesthetics, with long-lasting durable materials, to be enjoyed by the family and their guests for many years to come!
