Our Oreland client – a family of six – loved the incredible views from their home, overlooking a beautiful golf course, but struggled with its tiny, cramped feel. Originally a three-bedroom home with one and a half baths, its revised layout incorporates five bedrooms, three and a half baths, a large, expanded kitchen, and a very generous deck for outdoor living. The three-story addition includes a complete renovation of the second floor, a new primary suite, and the addition of a third-floor bedroom suite and sitting room.

Harth’s design team introduced an open floor plan flow to take full advantage of their gorgeous panoramic views. To accomplish this, full height windows and four sets of sliding doors were added and their refrigerator alcove and powder room were removed from between the kitchen and living room. Their previously outdated kitchen was upgraded for the busy family with a new, sleek layout that now features a large island with seating, pantry cabinetry, pot filler faucet, farmhouse sink, and microwave drawer. Their relocated powder room is in a centralized location for easy access. The new staircase to the third floor is open and similar in style to the main staircase to avoid looking like an attic access or an addition.

The home’s renovated exterior now has white James Hardie siding and black Marvin windows, both of which complement its existing stone. A Juliet balcony with full height side lites was incorporated into the primary suite increasing access to fresh air and uninterrupted views of the exquisite golf course.

Interior finishes throughout the home provide a contemporary, fresh combination of light neutrals and touches of color introduced through cabinetry, tile, paint, and furnishings. The successful three-story addition offers function and aesthetics to beautifully serve the family for decades to come!
